The many pros of living in Navarre

From its natural wonders to its tight-knit community, Navarre is a highly sought-after destination for those seeking a slice of Florida heaven.

Breathtaking beaches and access to the water

One of the most compelling reasons to call Navarre home is the incredible coastal lifestyle it offers. The sugar-white sands and emerald waters of Navarre Beach regularly earn it a spot on lists of the nation's best beaches. Sandwiched between Pensacola Bay, Santa Rosa Sound, and the Gulf of Mexico, Navarre is a haven for boaters, sport and commercial fishermen, sun seekers, beach lovers, windsurfers, and anyone else drawn to life in a seaside or bayside setting.

Whether you're taking a morning stroll along the shore, building sandcastles with the family, or enjoying a sunset picnic, Navarre Beach offers an idyllic backdrop for creating lasting memories. With its uncrowded and pristine coastline, you'll find the tranquility you've been searching for right in your backyard. Anywhere you go in Navarre, you're never more than a few minutes' drive from a beach, boat launch, or waterfront neighborhood. It's a defining and beloved feature of the community and one of the prime characteristics that attract homebuyers.

Outdoor paradise at every turn

Navarre is a haven for outdoor enthusiasts. Whether you're an avid angler, water sports enthusiast, hiker, or cyclist, this region offers a wide range of activities to enjoy year-round. The Santa Rosa Sound and the Gulf of Mexico provide ample opportunities for fishing, boating, paddleboarding, and more. The Navarre Beach Marine Park is perfect for exploring the area's marine life, while Blackwater River State Park just 30 miles north offers hiking, camping, and tubing along the Blackwater River. For golf enthusiasts, several top-notch courses are just a short drive away.

Its small-town feel

Navarre has grown over the past few years, but not so much that it has lost its small-town feel. It's still one of the less-populated parts of the Emerald Coast. The streets are walkable and bikeable, and folks enjoy spending time with neighbors in their backyards, on their docks and boats, and at youth sports events. Overall, Navarre is a great place to live if you want to feel connected to your community.

Ideal climate

The Florida Panhandle boasts a mild and pleasant climate year-round. Winters are typically mild, with temperatures rarely dropping below freezing, while summers are warm and sunny, perfect for enjoying the beach and outdoor activities whenever your heart desires. The region experiences fewer hurricanes compared to other parts of Florida, adding to its appeal as a place to call home.

Proximity to important military installations

Navarre is an ideal home base for anyone who works in Pensacola or on one of the area's many military installations, such as NAS Pensacola, NAS Whiting Field, Hurlburt Field, or Eglin AFB. The area sits in a commuting sweet spot about 15 to 30 miles away from a significant portion of the region's biggest employers to the east and west.

A growing economy

Navarre is a community with a bright economic future, thanks in part to its proximity to the growing city of Pensacola. With its expanding economy, job opportunities are on the rise, offering residents the chance to live and work in a community they love without the need for lengthy commutes.

Its rapid growth in recent years bodes well for the long-term prospects of buying a home or starting a business here. Emerald Coast real estate professionals expect property values to continue to rise in Navarre as more people take notice of its ideal location and neighborly vibes.

Proximity to the amenities of Pensacola and Destin

While Navarre offers a tranquil escape from the hustle and bustle, it's conveniently located near larger cities like Pensacola and Destin. In just a short drive, you can access shopping centers, entertainment attractions, dining options, and even more job opportunities. This proximity to urban amenities ensures you'll have the best of both worlds: the serenity of Navarre and the conveniences of city life when you desire them.

The potential cons of living in Navarre, FL

When considering a move to Navarre, it’s important to be aware of a couple of potential pitfalls as well. After all, no community is entirely perfect. Like any Gulf community on the Panhandle, Navarre has potential drawbacks for some people considering living here.

Only one road down the coast and just two across the bay

As discussed, Navarre sits within ideal commuting distance of Pensacola and regional military installations. However, as the community has grown, so has traffic congestion. One major artery — US 98/SR 30 — runs along the coastline to points east (including Destin and Fort Walton Beach). In addition, there are only two routes across Pensacola Bay for commuters heading to Pensacola and its outskirts. As a result, the relatively short distance to jobs outside the community may still involve a somewhat long, stop-and-go commute as the area grows. Until the situation improves, that could deter some potential home buyers from choosing to live in Navarre.

Severe weather risks

Living in Navarre is indeed the Florida dream most of the year, weather-wise. However, in the late summer and early fall, Navarre residents have no choice but to keep an eye on significant storm activity in the Gulf and the possibility of a landfall along the Emerald Coast. Severe weather and the disruptions and expenses that come with it are a fact of life if you choose to live in this part of the Panhandle. That said, living here is a true paradise, with endless amenities and gorgeous weather for the majority of the year.
